How Treka handles your data
We collect only what's needed to deliver our services and verify licensed transactions. We don't sell personal information for advertising. California residents have full CCPA/CPRA rights — see California Rights.
Who we are
This policy applies to Treka Corporation (an S-Corporation registered in California) and all of its brands: Treka One (Treka Homes · CA DRE #02437566), Treka Builds (Treka Land, Market Intelligence), and DIFT (Leads, Rates, Policies, Close, Write-off). Treka Loans and Treka Insurance are in development and not yet operating.
Information we collect
- You provide: name, email, phone, mailing address; identity and financial documents required for licensed transactions; professional license details for DIFT producer accounts.
- Automatically: IP address, browser and device type, pages viewed, and essential cookies (see below).
- From third parties: credit agencies (with consent, for mortgage applications), public records (deeds, NODs, probate filings) for Treka Builds data products, and licensed insurance/data providers.
How we use it
- To provide the real-estate, land, market-intelligence, and producer-tool services you request
- To verify identity and eligibility for licensed transactions
- To coordinate across Treka One pillars (your file is shared with the team working it)
- To improve our products and comply with CA DRE, RESPA, CCPA/CPRA, and other applicable law
- To send transactional emails and — only with your consent — occasional marketing
How we share it
We share only as needed to deliver services or as required by law: within Treka's affiliated brands when you engage more than one; with service providers (title, escrow, appraisal, credit, payments, email delivery) under confidentiality agreements; with counterparties to your transaction; and with regulators or law enforcement when legally required. Treka does not sell personal information for cross-context behavioral advertising. Where DIFT's consented-lead delivery meets the CCPA/CPRA definition of "sharing," you may opt out — see California Rights.
Retention
We retain information as long as needed to provide services and meet legal obligations. Real-estate transaction files, mortgage records, and insurance records follow federal and California retention periods (typically 3–7 years after closing). Billing records are kept 7 years for tax law.
Security & cookies
Data is encrypted in transit and at rest on Cloudflare infrastructure. We use essential session cookies to keep you signed in and prevent CSRF — no third-party advertising or cross-site tracking cookies. We use Cloudflare Web Analytics, which is cookieless.
Children
Our services are not directed to anyone under 18 and we do not knowingly collect data from children under 13 (COPPA).
Terms of Service
Use Treka lawfully, keep your account secure, and — for DIFT producer tools — keep your license active. Subscriptions are month-to-month; cancel anytime. We're not your fiduciary unless a written engagement says so.
Acceptance & eligibility
By using any Treka website, product, or service you agree to these Terms. You must be at least 18 and able to enter binding contracts. DIFT producer services require a current, valid California license in the relevant field (real estate, mortgage, or insurance), verified at signup.
Services we provide
Treka Homes (CA DRE #02437566) is operating today. Treka Loans and Treka Insurance are in development and not yet authorized to originate loans or transact insurance. Treka Builds offers land consulting and market intelligence on month-to-month subscriptions. DIFT delivers leads, training, and 1099 tools to licensed pros at published, flat prices.
Payments
Subscriptions bill in advance (monthly or annually); per-lead products bill on delivery. Fees are non-refundable except where required by law. Prices may change with 30 days' notice. DIFT charges no commission splits, referral fees, or per-close fees.
Acceptable use
- Comply with all law, including TCPA, CAN-SPAM, RESPA, and fair-housing rules
- Don't resell, sublicense, or redistribute leads, data, or reports without written permission
- Don't reverse-engineer, scrape, or access non-public systems
- Don't misrepresent your license, identity, or affiliation, or use Treka data to discriminate
Not a brokerage relationship (DIFT)
DIFT is a lead-subscription and data service — not a brokerage, franchise, or referral network. It does not supervise or take an interest in your transactions. DIFT Write-off is a deduction-tracking tool, not tax advice; DIFT Close is training content, not continuing-education credit.
Liability & disputes
Services are provided "as is." To the maximum extent permitted by law, Treka's aggregate liability for any claim is limited to the fees you paid in the 3 months preceding it. These Terms are governed by California law; disputes are resolved in or for Sacramento County, California, and the parties waive jury trial to the extent allowed. We may update these Terms with 30 days' notice for material changes.

Affiliated Business Arrangement (RESPA) · forward-looking
Today Treka operates Treka Homes only. When Treka Loans and Treka Insurance are licensed and operating, they will be commonly owned by Treka Corporation, and a written Affiliated Business Arrangement disclosure under RESPA (12 U.S.C. § 2607) will be provided at the time of any referral between affiliated settlement-service providers. You will never be required to use any Treka entity as a condition of another Treka service — you may always shop any provider you choose.
Treka Builds · not investment advice
Treka Builds Land and Market Intelligence are informational products based on public records and proprietary models. Treka Builds is not a registered investment adviser, broker-dealer, or fiduciary, and reports do not constitute investment, tax, or legal advice. You are responsible for your own underwriting.
DIFT Rates · post-HPPA compliance
Mortgage leads delivered through DIFT Rates include documented consumer consent meeting TCPA requirements under the FCC's one-to-one consent standard (effective January 2025). DIFT Rates sources leads through independent opt-in flows and is not a trigger-lead product.
DIFT Write-off · tax disclaimer
DIFT Write-off is a deduction-tracking tool for licensed pros filing Schedule C. It is not a tax-preparation service and does not provide tax advice. IRS mileage rates and categories reflect publicly available IRS guidance and do not guarantee deductibility. Consult a qualified tax professional before filing.
Mortgage & insurance disclosures · coming soon
When Treka Loans is licensed, loan estimates (within 3 business days of a complete application) and Closing Disclosures (at least 3 business days before closing) will apply under TILA-RESPA, with NMLS Consumer Access lookup. When Treka Insurance is licensed, it will represent admitted carriers (and may use the CA FAIR Plan with a difference-in-conditions policy for wildfire-zone properties); binding occurs only when an authorized carrier issues a binder.
Communications & TCPA
By providing your phone number and submitting any Treka form, you consent to receive calls and/or texts from Treka Corporation and its agents. Message and data rates may apply. Message frequency varies. Reply STOP to opt out or email [email protected].
Consent to receive communications from Treka
Creating an account or submitting a form means you consent to transactional messages (account, billing, appointments, lead delivery), service notifications, and — only with your consent — occasional marketing. Opt out of marketing anytime via "Unsubscribe" or by emailing us; this does not affect transactional messages.
Universal opt-out
Per current TCPA rules, an opt-out from any channel automatically applies to all Treka channels — calls, texts, emails, and direct mail. You only have to ask once.
- Text: reply STOP to any Treka text — immediate
- Phone: say "remove me from your list" — within 10 business days
- Email: click Unsubscribe or email us — immediate
- All channels: email [email protected], subject "OPT OUT — ALL" — within 10 business days
Lead consent & do-not-call (for DIFT subscribers)
Leads sourced through Treka's own opt-in properties include a documented consent timestamp meeting the FCC one-to-one standard; third-party leads carry their own consent records delivered with each lead. As a DIFT subscriber you assume sole responsibility for TCPA compliance in your outreach and must maintain your own records. We scrub lead lists against the National Do-Not-Call Registry on a rolling 31-day basis as a convenience; you remain independently responsible for honoring DNC and state do-not-call lists.
Call recording
Calls may be recorded for quality and compliance. California is a two-party-consent state — you'll be notified before recording; tell the agent if you do not consent and recording will stop.
Your CCPA / CPRA rights
If you are a California resident, you have the right to know, access, delete, and correct your personal information; to opt out of "sale" or "sharing"; to limit use of sensitive information; and to be free from retaliation for exercising these rights.

We acknowledge requests within 10 days and respond within 45 days.
Publicly available real-estate records — assessor data, permits, deed transfers, zoning — are explicitly exempt from CCPA consumer-rights provisions. Treka Builds operates primarily on this exempt public-record data.
